The Five Areas I Show Buyers First
The short answer
The five areas I show buyers first are KL City Centre and Bukit Bintang, Johor Bahru city centre, Mont Kiara, Bukit Jalil and Cyberjaya, and Bangsar and Damansara Heights. Which one fits depends on whether you are living in it or letting it, and who you expect to sell it to one day. Bukit Jalil has the lowest entry prices among the launches I cover, while Bangsar and Damansara Heights suit long holds.
Ask me where to buy and I will ask you two things back: are you living in it or letting it, and who do you expect to sell it to one day. The five areas below each answer those questions differently. What I do not do here is quote a rental yield for an area — the honest yield is the one in the tenancy agreements of the specific building, and I would rather show you those than a percentage that applies to nothing in particular.
1. KL City Centre and Bukit Bintang
What it is. The commercial heart of the country: the Twin Towers, TRX, Merdeka 118, the Bukit Bintang shopping belt and the offices between them, with LRT, MRT and monorail lines threaded through.
Who buys. International buyers who want a city-centre address, owners who let to short-stay and corporate tenants, and Malaysians who want the one place in the country that needs no explanation.
What to know. Freehold is rare here and commands a premium — see CloutHaus, Conlay and Royal Lexis. Short-stay letting depends on the building's own rules; check them before you buy on that basis. Browse the area page.
2. Johor Bahru city centre
What it is. The Malaysian end of the RTS Link to Singapore, officially targeted to start passenger service in February 2027, with immigration cleared once at the station.
Who buys. People who work in Singapore and want to live at Malaysian prices, and investors letting to them.
What to know. Distance to Bukit Chagar station, measured in metres, is the whole game. Foreigners face the state's minimum purchase price of RM 1,000,000 for every permitted residential type. My RTS guide has the detail.
3. Mont Kiara
What it is. The expatriate suburb: international schools, Publika and 163 Retail Park, gated condominiums, and a tenant base that renews on two- and three-year corporate leases.
Who buys. Landlords who want a quiet tenancy, and families who want the schools.
What to know. It is a mature market — steady rather than fast. Supply is dense; the building and the layout matter more than the postcode. See the area page.
4. Bukit Jalil and Cyberjaya
What it is. Two township markets with their own demand engines. Bukit Jalil has Pavilion Bukit Jalil, the stadium precinct and the universities; Cyberjaya has the technology campuses and Multimedia University.
Who buys. First-time buyers and young families in Bukit Jalil; landlords letting to students and tech workers in Cyberjaya.
What to know. Bukit Jalil is where the entry prices are lowest among the launches I cover — The Kingswoodz, Ayanna, Ren — and where density is highest. Read the unit-per-floor figures. Browse Bukit Jalil.
5. Bangsar and Damansara Heights
What it is. The old-money suburbs: low-density, hilly, tree-lined, with the best restaurants in the city and land that does not come up for sale.
Who buys. Owner-occupiers with a long horizon, and buyers who want an asset to hand down rather than to trade.
What to know. Yields are the lowest in the city because prices are the highest; this is a capital-preservation address. New launches are rare — Khaya and Parkside are the two I cover — and both are leasehold, which is worth knowing before you fall for the address. See Bangsar.
| Area | Demand driver | Typical buyer |
|---|---|---|
| KL City Centre / Bukit Bintang | Business, tourism, the address | International, corporate lets |
| Johor Bahru city centre | RTS to Singapore | Cross-border commuters |
| Mont Kiara | Expatriate families, schools | Long-lease landlords |
| Bukit Jalil / Cyberjaya | Universities, technology, first homes | First-time buyers, student lets |
| Bangsar / Damansara Heights | Scarcity, prestige | Long holds |

Frequently Asked Questions
Which area suits first-time home buyers?
Of the five areas I show buyers first, Bukit Jalil is the one where first-time buyers and young families buy. It is where entry prices are lowest among the launches I cover, and also where density is highest, so read the unit-per-floor figures.
Is Mont Kiara good for rental property?
Mont Kiara suits landlords who want a quiet tenancy, with a tenant base that renews on two- and three-year corporate leases. It is a mature market, steady rather than fast. Supply is dense, so the building and the layout matter more than the postcode.
Can I let a KL City Centre condo for short stays?
It depends on the building's own rules. Owners in KL City Centre and Bukit Bintang do let to short-stay and corporate tenants, but check the building's rules before you buy on that basis.
Is the rental yield high in Bangsar and Damansara Heights?
No. Yields there are the lowest in the city because prices are the highest; this is a capital-preservation address. I do not quote a rental yield for an area, because the honest yield is the one in the tenancy agreements of the specific building.
